In the U.S., an urban population shift is helping revitalize and reinvent formerly dilapidated outskirts of many cities. The fringe locations of these former “ghost towns” are assets, offering a wider range of uses than the 9-to-5 coffee shops and office buildings found in many city centers.

And this trend is happening in markets from coast to coast, not just in major cities. Here are the 13 hottest fringe markets we’re watching:

  1. Wynwood/Midtown/Design District, Miami
  2. Downtown Durham, Raleigh-Durham
  3. Shockoe Bottom & Scotts Addition, Richmond
  4. South End, Charlotte
  5. Uptown, Oakland
  6. Close In Eastside, Portland
  7. RiNo Arts District, Denver
  8. Downtown Arts District, Los Angeles
  9. Short North, Columbus
  10. Warehouse District, Cleveland
  11. Strip District, Pittsburgh
  12. North Loop & Warehouse District, Minneapolis
  13. Fulton Market, Chicago
